Way # 1: Partner with other investors

One way to invest in real estate with no money down is to find other investors who are willing to partner with you. You can offer your expertise in finding and analyzing investment properties, while your partner can contribute the down payment and financing. This way, you can split the profits of the investment without having to put any of your own money down.

I remember thinking that I had nothing to offer a partner. Then I learned how to identify distressed properties, make offers and put together a contract. Basically I engineered the deal. I told another beginner investor and she had a credit card we could use to get our foot in the door. It was great!

You can learn to do this too. Now, I partner with people with deep pockets, but I also partner with beginners who are willing to beat the bushes to find these deals. I teach beginners how to fish. They go fishing. They get a nibble on the line and then they need help to reel it in. That synergy creates a win-win situation.

Way # 2 Wholesale Properties

Wholesaling involves finding investment properties that can be purchased at a discount and then sold to other investors for a profit. To do this, you'll need to find motivated sellers who are willing to sell their property below market value. These scenarios often involve property owners who have a distressing situation and are running out of time and money.

One such example is foreclosure. I am in Texas, and here, there is public notice no less than 21 days before the property is scheduled to be auctioned off. During this window of opportunity, you can reach out to these distressed owners and structure transactions that can dramatically improve their outcome, while providing you with the opportunity to add value and provide housing for others, all while improving your own financial situation and securing your future and legacy.  Once you find a good deal and secure the contract, you can assign the contract to another investor for a fee.

Remember to always be ethical in your dealings. Treat people the way you would want to be treated if the roles were reversed.

Way #3 Use Seller Financing

Another way to invest in real estate with no money down is to use seller financing. With this strategy, the seller acts as the bank and provides some, if not all, of the financing for the property. This can be a win-win situation, as the seller can get a higher price for their property, and you can avoid the need for a down payment.

One reason why this may be the best option for the seller relates to financing requirements. When a person sells his property, the buyer will most certainly need to borrow the money to purchase the property. The mortgage company considers the condition of the property when deciding whether or not to make the loan because the property is the collateral for that debt. If the property requires too much repair, especially structurally or mechanically, even though the borrower (buyer) has good credit, the loan may not be approved because there is no suitable collateral.  Therefore, the option of selling the property to a typical retail buyer may be off the table if the seller doesn’t have the funds to repair the property so that it will qualify.  Selling the property to an investor can be the best option because the investor can truly buy it “as-is”.

Way #4 Use a home equity line of credit (HELOC)

If you already own a property, you can use a HELOC to access the equity in your home and use it to invest in real estate. With this strategy, you can borrow money against the value of your home and use it to purchase an investment property. Be sure to check out the rules in your state. For example, Texas has some specific Home Equity Loan rules in the interest of consumer protection.

Way #5 Lease Options

A lease option involves leasing a property with the option to buy it at a later date. With this strategy, you can lease a property with little to no money down and negotiate an option to buy the property at a later date. This can be a good way to invest in real estate without putting any money down upfront. Be sure to check out the rules in your state. For example, Texas has some specific Home Equity Loan rules in the interest of consumer protection.
